Property Management Services performs three core services; Rental Management , Property Investment, and Body Corporate Secretarial services.

Rental Management

Our service to you as the owner of a rental property is focused on ensuring that your property is well looked after, and gives you the maximum return possible.

As part of our service to you we will:

Interview, screen and select tenants
Collect rent & bonds
Deal with tenant’s issues and problems
Handle all tenant communications
Perform inspections on the upkeep of grounds, buildings and chattels
Arrange quotes for maintenance and renovations
Arrange and supervise repairs and maintenance
Attend Body Corporate meetings
Pay Body Corporate, water rates and other expenses on behalf of the owner
Hold rents held in a Trust Account and disperse rents less expenses to the owner monthly
Represent your best interests at tenancy tribunal hearings if required
   

Why Choose Us over another management outfit?:

WE WILL NEVER Hand out keys to prospective tenants and ask them to show themselves through (this is a serious security risk that other agents and managers take)
WE WILL ALWAYS take calls after hours and in the weekends to ensure your property is tenanted quickly and managed effectively
WE DO NOT charge tenants a letting fee, so our properties are more attractive to prospective tenants, hence are rented more quickly
   
This service is provided to you for 6.5% (+ GST) of the rental income. 6.5% (+GST)is also charged on repairs and maintenance arranged by us. Advertising is charged at cost. No fee is charged to you (or the tenant) for any other service provided, or for paying expenses on your behalf (other than repairs or maintenance). For owners with several properties a discounted rate is available. No letting fee is charged to the tenants, meaning tenants are more likely to choose your property over others managed by real estate agents. This also means there is no benefit to us in your property becoming vacant.

Property Investment

Our partner company Guideline has been providing property investment to investors since 1983. We have developed a wealth of experience and skill in balancing the needs of investors and managing their financial risks, through sound and reliable investment in selected commercial properties.

Body Corporate Secretary

As a member of a body corporate, you will be paying a Body Corporate Fee. To ensure that this money is spent on your behalf in a wise and prudent manner, and to ensure that your property is well maintained, well presented and run in a cost effective way you need a body corporate secretary.

With Respect to Maintenance & Management, we will:

Arrange for maintenance and repairs to common property when required, use the most competent and economical tradespeople, and ensure all work is performed in a timely manner and to a high standard
Ensure building compliance (WOF, fire alarm systems etc) where necessary
·Ensure legal compliance with regard to the operation of the body corporate
·Give notice of Annual General Meetings
·Liase with and support the Body Corporate Committee, and act as mediator between this and the other body corporate members if required.
 
With Respect to the Accounts, we will:
Apportion Body Corporate levies (and common expenses where required)
Co-ordinate and pay accounts for maintenance and other outgoings
Establish a workable Body Corporate budget
Collect levies from all owners
Arrange an annual insurance valuation, obtain insurance cover and lodge any claims if necessary
Maintain a cash book of the Body Corporate accounts
Submit GST returns and Income Tax returns if required
As secretary, Property Management Services will administer your Body Corporate and provide a consistent, professional service that will ensure the interests of all owners are protected, and their requirements are met efficiently and with a minimum of inconvenience.

This service is provided for a flat yearly fee that is agreed upon between Property Management Services and the Body Corporate. No percentage fee is charged on repairs and maintenance and there are no hidden charges for correspondence, office costs or other. Please contact us if you would like to discuss this more.
